We estimate underground, rough-in, and top-out phases separately because each phase carries different material specifications, labor productivity rates, and inspection requirements that blending into a single plumbing number conceals. Underground phase quantities are measured from the civil and foundation drawings. Rough-in quantities are measured from plumbing floor plans and riser diagrams. Trim-out quantities are counted from fixture schedules and finish plumbing drawings. Each phase is priced using labor productivity rates appropriate to that specific installation stage; underground trenching labor is completely different from above-ceiling rough-in and finish fixture setting.
Drain, waste, and vent systems and domestic water supply systems are estimated using entirely different logic, and we treat them as separate scopes within every plumbing estimate we produce. DWV systems are sized by fixture unit load, require minimum slope calculations, involve larger pipe diameters, and include vent stack routing that affects the ceiling plenum and wall cavity space. Supply systems are sized by pressure and flow demand, involve smaller pipe diameters, and carry different fitting and valve counts. Applying the same linear footage rate across both systems produces a number that misrepresents both, and our estimates never do that.
Residential plumbing estimates for straightforward single-family projects are typically delivered within one to two business days.
